Stage 1 — Strategy and preparation
It begins with the consultation: goals, comparables, price range, and a prep list. Once you decide to move forward, prep work is scheduled in the order that protects the photo date — repairs first, then paint and carpet, then decluttering and staging.
This is the stage sellers are most tempted to rush. Photos of an unprepared home cost far more in negotiation later than the two weeks spent getting it right.
Stage 2 — Production and launch
Photography, drone, and video happen on a single day, usually mid-morning for the best interior light. Copy, floor plan, and the property page are built while images are edited.
Launch is deliberate. The listing goes live with complete media, syndicates to every major portal, and is pushed to active buyer agents and targeted social audiences the same day. The goal is to concentrate attention into the first weekend rather than trickle it out.
Stage 3 — Showings and offers
Feedback is collected after every showing and reviewed with you weekly against the traffic numbers. Consistent showings without offers usually signals a price issue; low showings signal a marketing or photo issue. The distinction matters, and the data tells us which one it is.
When offers arrive, we compare them on net proceeds and reliability — financing type, lender, earnest money, option fee, closing date, and repair posture — not just headline price.
Stage 4 — Under contract to closing
The Texas option period gives the buyer a short window to inspect and terminate. Expect a repair request; we respond with a position that protects your net without risking the contract.
Appraisal follows. I provide the appraiser a comparable packet and improvement list up front, which is the best defense against a low value. From there it's title work, the buyer's final loan approval, a final walk-through, signing, and funding — funding is when the sale is truly complete in Texas.
