Finding what is not on the portals

In the upper tier, a significant share of transactions begin as private conversations — owners who will sell at the right number but do not want signs, showings, and neighbors touring their home. Those homes surface through agent relationships, not search filters.

I work that network directly for buyer clients: canvassing specific streets and gated communities, contacting listing agents about coming-soon inventory, and reaching owners of properties that match a brief precisely.

Valuing a home with no true comparable

Automated estimates fail badly at this level, and so do thin comparable sets. A custom home on acreage with a casita and a sport court has no clean match, so valuation becomes a build-cost and adjustment analysis: land value, replacement cost, quality tier, functional obsolescence, and how long similar homes actually took to sell.

That analysis also protects the appraisal. Financed luxury purchases fail on appraisal more often than any other stage, and the fix is giving the appraiser a defensible file before they walk in.

Diligence beyond a standard inspection

Larger and more complex homes carry more systems, and one general inspector cannot cover them competently. Expect a coordinated team: structural engineer, roof specialist, pool and equipment, well and septic on acreage, plus low-voltage, automation, and generator review where applicable.

Title work deserves attention too — easements, mineral rights, deed restrictions, HOA architectural control, and floodplain boundaries all affect what you can do with the property later.

Discretion and terms

Some clients need their search kept confidential from colleagues, staff, or the public. That is straightforward: private showings arranged outside open house hours, NDAs where warranted, and entity purchases or trust vesting coordinated with your attorney and CPA.

Cash and portfolio-loan buyers have real leverage in this tier. Certainty and a clean timeline frequently beat a higher price, and that is where the negotiation is actually won.
