What we cover in the meeting

The consultation is structured so nothing important gets skipped. It starts with your goals — where you're going, when you need to be there, and what a good outcome looks like financially. Everything after that is built backward from those answers.

  • A room-by-room walk-through, including the garage, attic access, and yard
  • Recent sold comparables within your subdivision and the active competition you'd launch against
  • A recommended list-price range with the reasoning for the top and bottom of it
  • A prep and repair list sorted by return, with rough costs
  • A marketing timeline: prep dates, photo day, launch day, first weekend
  • A net-proceeds estimate showing commissions, title, taxes, and payoff

How to prepare

You don't need to clean for this meeting — I need to see the home as it actually lives so the prep list is honest. It helps to have a few documents on hand, though they aren't required at the first meeting.

  • Your most recent mortgage statement or payoff estimate
  • A list of improvements and repairs made since you bought, with rough dates
  • Survey, HOA documents, and any warranties still in force
  • Your ideal move-out window and any dates you can't move around

What happens after

Within one business day you receive a written summary: the comparable set, the recommended range, the prep list with costs, and the marketing timeline. If you're several months out from selling, that's a fine place to stop — I'll check in with market updates only if you want them.

If you're ready to move, the next step is signing the listing agreement and booking prep and photo dates. Most homes are launch-ready within two to three weeks of that decision.

Frequently asked

Does the consultation cost anything?
No. There is no fee and no obligation to list. You keep the pricing analysis and prep plan either way.
Will I be pressured to sign that day?
No. I don't bring a listing agreement to the first meeting unless you ask me to. Most sellers take a few days with the numbers.
How far in advance should I schedule?
Sixty to ninety days before you want to be on the market is ideal — it leaves room for repairs and prep. Sooner is fine; so is later.
Can we do it remotely?
Yes. For out-of-state owners and rental properties I'll do a video walk-through with a tenant or a family member and follow up with the same written analysis.
What if I'm also buying?
We map both transactions in the same meeting — sell-first versus buy-first, leaseback options, and how each affects your offer strength.
