Choosing where to live in a metro you do not know yet is the hard part. Here is how the Sachse-area communities actually differ — commute, schools, taxes, housing stock, and what daily life feels like.
Area first
Pick the community before the house — it is the harder decision to reverse.
Commute reality
Test your route at the hour you will actually drive it.
Tax math
No state income tax, higher property tax — model the whole picture.
Remote touring

How the local communities differ
Sachse sits at the intersection of Dallas, Collin, and Rockwall county access with a small-town feel and newer housing stock. Murphy is quieter and largely built out with strong schools. Wylie offers more house per dollar and continued growth. Rowlett puts you on Lake Ray Hubbard with DART rail access. Plano and Richardson are corporate-employment centers with the deepest amenities and the highest prices. Rockwall trades a longer commute for lake life and lower density.
School district boundaries do not follow city lines here, and that surprises almost every relocating family. A Sachse address may sit in Garland ISD, Wylie ISD, or Plano ISD depending on the street. Verify the specific address, always.
Sachse — central access, newer construction, small-town feel
Murphy — established, quiet, strong schools, limited new inventory
Wylie — more square footage per dollar, active growth
Rowlett — lake access and DART rail to downtown Dallas
Plano & Richardson — employment centers, deepest amenities, premium pricing
Rockwall — lake living, lower density, longer commute
Commute, cost of living, and taxes
Distance means little here; direction and time of day mean everything. A 15-mile drive to Legacy West at 7:45 a.m. is a very different experience from the same drive at 10 a.m. Before you commit to an area, drive the actual route at the actual hour, or have me do it and report back.
Texas has no state income tax, which usually improves take-home pay for relocating households. Property taxes are correspondingly higher — commonly 1.8% to 2.4% combined depending on district — and homeowners insurance carries a hail premium. Net it all out against your current cost of living rather than comparing sticker prices.
Buying from out of state
Plenty of my clients buy before they ever set foot in the house. The process works when it is structured: a tight brief up front, live video walkthroughs where I point the camera at the things you would check yourself, honest commentary on road noise and neighbors, and a full inspection with a longer option period as your safety net.
If you can visit, I front-load a two-day tour: areas on day one, specific homes on day two. Most families make a confident decision by the end of it.
Live video walkthroughs, unedited, with the flaws included
Neighborhood drive-throughs at commute hour and on a weekend evening
Longer option period to allow travel for inspection
Remote closing coordinated through the title company
Timing your move
Inventory peaks in spring and thins in late fall. If your job start date is fixed, working backward from it usually means beginning the search 90 days out and being pre-approved before you tour.
Short-term rentals and corporate housing are readily available across the area, and taking 60 to 90 days on the ground before buying is a genuinely good decision when your timeline allows it. I would rather you choose the right area than the fast one.
Questions
Frequently asked
Which suburb should I choose?
It depends on commute direction, school needs, and budget. Sachse, Murphy, and Wylie offer newer homes at accessible prices; Plano and Richardson trade price for amenities and employment proximity.
Can I buy a home before moving?
Yes — many clients do. Live video tours, a longer option period, a full inspection, and remote closing through the title company make it workable.
How are the schools?
Garland, Wylie, and Plano ISDs all serve this area with strong campuses, but boundaries cross city lines. Always verify the district and campus for the exact address.
What about property taxes?
Higher than many states because there is no state income tax — commonly 1.8% to 2.4% combined. Homestead exemption after closing reduces taxable value and caps annual increases.
How long does relocation usually take?
About 90 days from first conversation to closing is typical when a job start date is driving it. Faster is possible with a pre-approval in hand.
