What does it cost to sell?
Your closing costs typically include brokerage compensation as negotiated, title and escrow fees, prorated taxes, any agreed repairs or buyer concessions, and your loan payoff. Before you list, I give you a written net-proceeds estimate so you know your number, not a guess.
Should I sell before I buy?
It depends on your equity and your risk tolerance. Selling first gives you a known budget and a stronger offer position. Buying first is possible with a bridge loan or a leaseback from your buyer. We model both before you commit.
How long will it take?
Two clocks: days on market until you are under contract, then roughly 30 days to close on a financed offer. Pricing accuracy drives the first clock far more than anything else.
What has to be disclosed?
Texas requires a Seller's Disclosure Notice covering known material defects and repairs. Disclosing fully and early is protective; surprises found later cost more than the repair.
Do I have to fix everything?
No. You choose what to repair and what to price for. The strategy is to remove the items that scare buyers and negotiate the rest.
