Texas Property Taxes, Explained for North Texas Homeowners

No state income tax comes with a tax bill that shapes affordability. Here is how it works.

Your bill is the appraised value from the county appraisal district multiplied by the combined rate of your city, county, school district, and any special districts.

Rates vary between neighboring cities, so two similar homes a few miles apart can carry meaningfully different monthly payments. Compare the full payment, not the price.

File your homestead exemption the year you occupy the home. It reduces taxable value and caps how fast the appraised value can rise annually while the exemption is in place.

MUD and PID assessments in some newer developments are additional to the base rate and continue for years. They are disclosed, but buyers skim past them constantly.

You can protest your appraised value each year. Recent comparable sales and photos of condition issues are what move the number.
