Why Online Home Estimates Miss in Sachse and Wylie

Automated valuations average a neighborhood. Buyers price a specific house on a specific street.

Automated valuation models work from public records and broad averages. In North Texas, where a single subdivision can span multiple school attendance zones, builders, and lot sizes, those averages drift quickly.

What the models cannot see: your condition relative to the last three sales, whether your lot backs a greenbelt or a road, updates that were never permitted, and what buyers walked away from in the same price band last month.

They also lag. A model reflects closed sales, which are 30 to 60 days behind the market. Pending contracts and current buyer behavior tell you where the market is now.

Use the online number as a starting range, then have it checked against real comparables. The difference between the two is often larger than any repair you were debating.
